Clewiston Commerce Park development progresses


CLEWISTON -- A new cabinet manufacturing facility in Clewiston Commerce Park is closer to becoming a reality now that site and architectural plans are being finalized by the Clewiston BOC.

During a special city commission meeting Sept. 27, 2021 Clewiston BOC voted 5-0 to approve the resolution for two 3,000 square-foot buildings on lots 10, 11 and 12 on the site, pending approval by the Technical Review Committee for the following site and architectural conditions.

Those conditions require the following be submitted to the committee for a final review and include:

  1. A narrative stating how the development complies with the city’s comprehensive plan.
  2. Showing direction of stormwater drainage with flow direction lines and how stormwater runoff will be managed. It must include all connections and control structures with elevations.
  3. Water quality calculations.
  4. Facility and grounds lighting plans.
  5. Proposed revision of the cul-de-sac.
  6. Transformer locations with easements and anticipated electric load calculations for transformer sizing which is needed due to shipping delays.
  7. A landscape and fencing plan, if applicable.
  8. A revised parking plan to meet two spaces per 1,000 square feet of building.

The buildings will be like the existing Lot 8 building there, for the VIA Clewiston Partners LLC furniture facility, on the condition it meets the following requirements by the Technical Review Committee, which the BOC considered and approved for resubmission to the committee in a 5-0 vote.

Among the items discussed by commissioners was the cul-de-sac and the right-of ways, the latter of which needs to be negotiated with the property developer for the city’s share of building the right-of way.

“It we’re satisfied with that price and successfully negotiate it, then the city would enter into some sort of agreement to pay our share,” Community Development Director Travis Reese said.

“But that’s yet to be determined.”

At this point, the city also reserves the right to build it out with its own resources and bid it out, he said, adding that a full cul-de-sac is necessary for the project, but the “bulb” of that project which belongs to the city and negotiations will wait until the city can obtain bids to see what its share would be.

The bulb was engineered before the project had been contracted, Reese said, thus the need to obtain bids for the project to move forward.

City Manager Randy Martin said the builder indicated a lengthy order period, but site preparations can begin soon so the city can proceed to the permitting phase.

Michael Atkinson of David’s Carpentry and Concrete in Clewiston, speaking on a conference call during the meeting, told commissioners the project build is in 40 weeks, however if not signed within two days he gets an 8% increase on a $1 million worth of steel for the construction.
